How to Successfully Stage Your Home or Listing from Beautiful Staged Homes

Successfully selling your home in today's tough real estate market requires that you price it right - and stage it beautifully.  There’s no escaping the raw power of first impressions, especially when it comes to selling your home. Each time a potential buyer drives up to your home and walks through your front door, you want their immediate reaction to be: WOW!

How do you accomplish this? Stage your home. Staged properties consistently spend 78% less time on the market.  So if you want your home to sell quickly, especially in this current market, you need to stage it. Especially with over 80% of home buyers finding their homes online, great photos of beautifully done homes are critical to getting it sold.

In this 3 hour long workshop you will learn how to:

  • Create what potential buyers will look for in a home
  • Paint your home properly: What colors to use and to avoid
  • Creatively disguise the less-than-desirable aspects of your home
  • Bolster the “positives” of your home and create memorable focal points
  • Take better photos of your home
  • Furnish a vacant home on a budget (vacant homes always take much longer to sell, so it’s vital that you have furnishings when selling)
  • Do “vignette” staging: Creating a warm and inviting room with very little furnishings and accessories
  • Stage the most important rooms (kitchen and baths) beautifully
  • And much, much more

You will also receive:

  • Home staging checklists
  • PLUS…Bring in or email us a picture of your most problematic room - and we will give you great ideas for it.

Staging is essential in helping you bring a buyer’s vision to life and can make a big impact on the selling price and the time it spends on the market.  Come and learn from seasoned professionals – so that your property will be the best it can be, so that it will sell quickly and for potentially more money.

Who should attend this workshop:  All home sellers, FSBOs, realtors, homebuilders, investors and anyone who may be thinking of selling their home in the future.

ABOUT THE FACULTY & BEAUTIFUL STAGED HOMES

As accomplished, certified home stagers, Beautiful Staged Homes views homes objectively - with "buyers" eyes. The company benefitted from the rigorous training of Barb Schwarz (who started the staging industry over 35 years ago) of StagedHomes.com. Experienced in using time-tested, cost-effective techniques that have worked on a national level, Linda Leyble and her team have staged many homes on Long Island - most of these sold in less than a week. In addition, as trained decorative painters, the company can magically transform dated countertops or cabinetry into designer showpieces - for a fraction of the cost of demolishing and buying new. Linda's decorative painting company (www.studio ofdecorativearts.com) was awarded the "Best of Long Island 2008" award - and has been nominated again for 2010 by the readers of the Long Island Press.

Marty Wiesehahn: Aside from a 35 year career as a decorative painter/artist, Marty also owned and operated a successful real estate “virtual tours” company.  Marty’s decorative work has also been seen in many Designer Showhouses in New York.  He worked with many interior designers during his long career and was designer Claudia Dowling’s decorative artist for over 32 years.

Linda and Marty recently designed a room for the Designer Showhouse at Caumsett State Park this past summer.  The room was wonderfully received.  After the experience of doing this - we can honestly say that there's a huge similarity between designing a showhouse and staging a home for sale.  Presentation is everything!
