Every generation brings to bear its own particular influencers on the real estate landscape. Our present landscape of sprawling commercial development, ‘mcmansions’ and suburbia was shaped by the expansionist mindset of the baby boomer generation and fueled by the automobile industry, easy credit and cheap gas. In 2015 Millennials officially became both the largest generation and the largest percentage of the workforce and this generation is acknowledged as facing considerable global challenges regarding climate change, resource depletion and international competition over jobs and housing. The Millennial demographic is a diverse group of buyers with one thing in common – they prefer urban walkability, look for transit options other than the car and expect the companies they buy from to act sustainably. This course will explore these new values-based buyers in relation to real estate and the implications for community development and redevelopment over the next twenty years.
